SITUATION

Quirch’s corporate office was located inside its 150,000 square foot industrial facility.  The company’s business was continuing to grow nationally, and its leadership wished to elevate the corporate identity but had to consider multiple factors:

  • Build consensus within leadership on short term and long-term strategy
  • Stay in current facilities and build out additional office space in an industrial park setting or evaluate options for lease in established office submarkets that provided connectivity to transit and amenities

STRATEGY

  • Managed RFP process to select the best architectural firm to design the right space aligned with company’s brand
  • Developed qualitative scorecard to measure value of staying in place and relocation options to help create stakeholders’ alignment
  • Engaged market to secure leverage for Quirch’s tenancy

RESULTS

Secured an off-market sublease space in Coral Gables for 9 years at compelling economic terms and concessions that supports the company’s vision.
