GXO Logistics and CBI Workplace Solutions have signed on as the first tenants in the new office building at FAT Village in Fort Lauderdale.

Co-developers Hines and Urban Street Development are expected to finish the 180,000-square-foot T3 office building in the mixed-use FAT Village project at 501 N. Andrews Ave. this fall, with the office tenants expected to move in during 2027. This is the first major new office building in Fort Lauderdale’s urban core since Stiles completed the Main Las Olas in 2021.

This T3 building is the first office in South Florida built with Hines’ hard timber system, featuring wooden interiors and a loft feel with large windows.

It’s also the first modern office building in the Flagler Village neighborhood on the north side of downtown.

“GXO and CBI’s selection of T3 FAT Village reflects the strength of both the building and Fort Lauderdale as a destination for leading companies and talent,” said Alan Kennedy, managing director at Hines. “As the first office commitments at T3 FAT Village, these leases validate our vision for a differentiated workplace that combines sustainable design, flexible space and direct connection to a vibrant mixed-use neighborhood.”

Blanca Commercial Real Estate represented the landlord in the leases.

GXO Logistics (NYSE: GXO), a contract logistics company based in Greenwich, Connecticut, has leased 35,000 square feet there for a regional office to support growth in the Americas and the Asia Pacific region. Blanca’s Christina Jolley, Chris Harak and Kevin Carrasco represented the tenant as well.

CBI Workspace Solutions leased 6,000 square feet at FAT Village. The Charlotte, North Carolina-based workforce consulting firm will relocate its office from 888 East Las Olas Blvd. David Hillegas and A.J. Belt of Cushman & Wakefield represented the tenant in this deal.

“As a company focused on creating high-performing workplaces, we were drawn to T3 FAT Village’s distinctive design, flexibility and connection to the surrounding neighborhood,” said David Longo, chairman and CEO of CBI Workplace Solutions. “The move allows us to remain in Fort Lauderdale while creating a space that better reflects how our team works and the environments we deliver for our clients.”

The first floor of the T3 office has a lobby with high ceilings, a gym facing the street, a conference center, a bike storage room, and retail space. Each floor has several balconies.

FAT Village is a 5.6-acre project that also has two apartment buildings, retail and restaurants.

Rare Edgewater Assemblage Trades For $17M As Similar Sites Disappear

The sale equates to roughly $281 per square foot of land. Ursus Inc., which has since merged into 22 CO, sold the property to 110 NE 23rd Street Realty LLC. The purchase adds to a run of land trades along the Edgewater-Wynwood line, where large, assemblable sites have become increasingly scarce as both neighborhoods have filled in with new development. The Edgewater Development Site is among the largest single parcels to change hands in the area this year. “This stretch between Edgewater and Wynwood is one of the last places in the urban core where you can still assemble more than an acre under one zoning designation,” said Cary Cohen, Executive Vice President at Blanca Commercial Real Estate. “When a site like that comes together, it draws real competition, and that’s exactly what we saw here.” The site sits at 50, 60, 68 and 76 NE 23rd Street and 49 and 51 NE 22nd Street, within an Opportunity Zone and zoned T6-8-O, which allows up to 300 units per acre with a density boost the Miami City Commission approved for the neighborhood. The parcels also qualify for additional height and density under Florida’s Live Local Act. The site sits between Wynwood and Biscayne Bay, a few blocks from Margaret Pace Park. “Edgewater is running out of sites this size,” said Cohen. “The neighborhood has pulled in real capital since 2020, and the parcels large enough to support a ground-up project of any scale are getting harder to find every year. Buyers who can move quickly on land like this are proving that out in real time.” Edgewater has drawn roughly $500 million in property investment since 2020, according to Blanca CRE, as projects including Aria Reserve, Missoni Baia and Cove Miami have delivered or broken ground nearby. Developers can unlock additional density through a payment into the city’s Resilience Trust Fund.
