FC Barcelona, one of the world's most famous soccer teams, is coming to downtown Miami as it prepares to open a new office at One Biscayne, after signing a lease at the tower owned by CP Group.

The football club leased a move-in ready suite totaling 2,410 square feet at the newly renovated 38-story tower for its North American headquarters. FC Barcelona announced plans to relocate its North American operations to South Florida from New York about a year ago because of Miami's increasing prominence in the soccer world, Joan Laporta, the club’s president, said at the time.

Miami has become a hub for the sport in the U.S. and a key market for FC Barcelona's business, Laporta said in a statement from April 2025.

CP Group recently completed a multimillion-dollar renovation of the tower, adding a new conference center and fitness club, upgrading the building’s café and convenience store, and a new lower-level lobby eatery and lounge occupied by the Heal Café. Blanca Commercial Real Estate is in charge of leasing at One Biscayne.

“Miami’s office market has clearly moved beyond the initial wave of relocations into a more sustained phase of growth. Companies are no longer testing the waters, but they’re making long-term commitments, which continues to drive leasing activity and sustained demand for best-in-class office space," said Tere Blanca, CEO of Blanca CRE, in an email to CoStar News.

FC Barcelona's move comes as Miami gears up to host the World Cup later this summer. FIFA, the tournament's organizer, opened an office of its own in nearby Coral Gables about two years ago. Lionel Messi, who got his start at FC Barcelona and is one of the most famous soccer players in the world, currently resides in Miami where he leads the professional soccer team Inter Miami as captain.

One Biscayne lures additional tenants

Beyond FC Barcelona, four other companies recently signed leases at One Biscayne. The new tenants include Reimagined Parking for a 3,183-square-foot space; law firm Levey & Associates for a 3,130-square-foot speculative suite; Drummond Advisors, an accounting and business management consulting firm, for 2,666 square feet; and Kirkwood, an investment bank and wealth management firm that plans to relocate its headquarters from about a mile away to a 2,022-square-foot space.

Two additional tenants renewed their leases at One Biscayne, including law firm Goldberg & Rosen’s 12,628-square-foot lease and global shipping company CMA CGM’s 20,173-square-foot office. The seven deals total approximately 50,000 square feet of leasing activity at the tower that was built in 1972.
