owntown Fort Lauderdale just locked in a very buzzy one-two punch at a singular address. The long-teased arrival of Skinny Louie is official-official — and it’s landing at one of the city’s most iconic addresses. Even better? It’s not coming alone. Barry’s Bootcamp is joining the mix, turning 401 Las Olas, also known as Bank of America Plaza, into that much more of a destination.

The news comes via Blanca Commercial Real Estate, which exclusively leases 401 Las Olas. Following a major capital improvement program, the Class A tower has signed several high-profile tenants ahead of a broader amenity rollout scheduled for Q3 2026.

Here’s the breakdown: Barry’s Bootcamp will occupy 5,932 square feet of ground-floor retail, bringing its signature red-room workouts to Las Olas for the first time. Skinny Louie — the cult-favorite smashburger brand with Florida and New York locations — will take 1,567 square feet. That confirmation is especially sweet after the brand’s splashy Dania Beach opening reignited chatter about its soon-to-come Fort Lauderdale outpost.

There’s more momentum upstairs, too. IGEL Technology, a multinational software company, has signed 12,403 square feet of office space, reinforcing Downtown Fort Lauderdale’s growing reputation as Broward County’s core office hub.

All of this is part of a larger transformation at 401 Las Olas, which includes a redesigned lobby, expanded fitness center, a new 14th-floor tenant lounge and conference center, and turnkey spec suites — all designed to meet today’s ever-evolving, work-life expectations.

Existing tenants at the address include COYO Taco, Crema Gourmet, Fleming’s Prime Steakhouse & Wine Bar, Playa Bowls and Wiseguy Pizza.
