Blanca Commercial Real Estate, exclusive leasing agent for Waterford Business District (WBD), announced 117,764 square feet of leasing activity at the office campus, reinforcing the district’s continued appeal among both expanding companies and long-standing corporate tenants seeking highly connected, amenity-driven workplaces in Miami.

The transactions include 47,851 square feet of new leases and 69,913 square feet of renewals across a diverse mix of industries, including life sciences, logistics, insurance, maritime, hospitality, professional services and international business operations.

“Waterford Business District continues to outperform because it offers something increasingly difficult to replicate in today’s office market: scale, connectivity and a true campus environment in the heart of Miami-Dade County,” said Juan Ruiz, Vice Chairman of Blanca Commercial Real Estate. “What’s particularly notable about this activity is the diversity of industries represented, from global logistics and pharmaceuticals to insurance, hospitality and international business operations. We’re seeing companies make long-term workplace decisions centered around operational efficiency, employee accessibility and environments that help support recruitment and retention. Spanning 250 acres adjacent to Miami International Airport, Waterford Business District encompasses more than 3 million square feet of Class A office space, including a 1.65-million-square-foot joint venture portfolio spanning seven Class A office buildings. The district has undergone extensive renovations and enhancements, including redesigned lobbies, upgraded outdoor environments, a state-of-the-art conference center, waterfront gathering spaces, fitness facilities and collaborative tenant lounges.

Additional mobility initiatives include shuttle connectivity to the Miami Intermodal Center, alongside planned e-bike offerings and expanded transportation infrastructure designed to enhance accessibility and employee convenience. The campus also offers curated tenant programming ranging from outdoor wellness activations to food truck events, supported by a dedicated tenant mobile app providing access to events, amenities and exclusive offerings.

“Today’s office users are far more selective about where and how they occupy space, which continues to validate our long-term investment strategy at Waterford Business District,” said Robert Amick, Office and Strategic Investments, Nuveen Real Estate, one of the joint venture investment partners. “The combination of sustained renewals alongside new tenant growth reflects the strength of the campus as both a business destination and an ecosystem designed to support evolving workplace expectations. We continue to see strong demand from companies seeking highly connected environments with meaningful amenities, mobility infrastructure and a sense of community that extends beyond the traditional office experience.”

Since 2019, Blanca CRE has facilitated more than 1.5 million square feet of leasing activity in the NRE/PIMCO portfolio buildings at Waterford Business District, including major transactions with companies such as ADP, Verizon, Assurant, Subway, SAP and Hilton. The campus has also received consecutive TOBY (The Outstanding Building of the Year) Awards recognizing operational excellence and property management under Cushman & Wakefield.

Rare Edgewater Assemblage Trades For $17M As Similar Sites Disappear

The sale equates to roughly $281 per square foot of land. Ursus Inc., which has since merged into 22 CO, sold the property to 110 NE 23rd Street Realty LLC. The purchase adds to a run of land trades along the Edgewater-Wynwood line, where large, assemblable sites have become increasingly scarce as both neighborhoods have filled in with new development. The Edgewater Development Site is among the largest single parcels to change hands in the area this year. “This stretch between Edgewater and Wynwood is one of the last places in the urban core where you can still assemble more than an acre under one zoning designation,” said Cary Cohen, Executive Vice President at Blanca Commercial Real Estate. “When a site like that comes together, it draws real competition, and that’s exactly what we saw here.” The site sits at 50, 60, 68 and 76 NE 23rd Street and 49 and 51 NE 22nd Street, within an Opportunity Zone and zoned T6-8-O, which allows up to 300 units per acre with a density boost the Miami City Commission approved for the neighborhood. The parcels also qualify for additional height and density under Florida’s Live Local Act. The site sits between Wynwood and Biscayne Bay, a few blocks from Margaret Pace Park. “Edgewater is running out of sites this size,” said Cohen. “The neighborhood has pulled in real capital since 2020, and the parcels large enough to support a ground-up project of any scale are getting harder to find every year. Buyers who can move quickly on land like this are proving that out in real time.” Edgewater has drawn roughly $500 million in property investment since 2020, according to Blanca CRE, as projects including Aria Reserve, Missoni Baia and Cove Miami have delivered or broken ground nearby. Developers can unlock additional density through a payment into the city’s Resilience Trust Fund.
